I have been notifying the office for more than 1 year about 2 trees in poor condition that could affect my home if they fall. We have called, emailed, and gone to the office to cut down these trees that endanger my home and family. At the moment one of the trees is about to fall and a long time has passed and nobody has come to see the bad conditions that these trees are in.

Theres like 3 drug Spot in this community & they dont do Anything.. Also some of them Mobile homes look dirty & with mold .. lots of junk cars... Its horrible definitely.. management there care less All they want is the Money.. Sad but true.The Palms of Archer & Hidden oak way better than this Place....

I have lived in this community for almost year. It is in a great location and affordable. My issue is the lack accountability from management and no empathy shown for the residents that live in the community. I have reached out to management regarding a tree that is dangling over the home. I was told a year ago that the tree would be removed or at least cut back and a year later nothing has happened. I have emailed management clips of debris that has fallen and still nothing happens. The proper manager never responds to emails and the only you can get in contact with her is to go into the office. I suggest if you want to move to this community you select a lot that doesnt have any trees.

The management team is disorganized and unresponsive. I am disabled and moved in with my daughter, who has lived in this community for several years, on June 1st. My daughter inquired last December whether an access ramp could be provided for our rental home. We were told by the property managers, Alexis and Maritza, that this would be done once I officially moved in. They were informed when I moved in. Two weeks later, when we inquired about status of ramp, we were told a residency application and medical documentation had to be provided before they could move forward with providing the ramp. The requested paperwork was submitted. A week later, when we followed up about progress, we were told a photo ID for me had to be provided. This was done. Management did not tell us in December what documentation was needed. The following week we were told the request was approved and the corporate office would handle request at that point.It is now August, and I am basically trapped in the home because it is difficult and unsafe for me to use the stairs. The only time I leave my home is to go to the doctor. I finally sent an email to the corporate office to complain about the lack of progress. On Monday, August 9, the property manager Alexis and the vice president “Dave” called my daughter. Dave said it was not their “policy” to provide handicap access to the homes. Approval meant I could build the ramp! Alexis acknowledged she did not know this was RPH’s policy. If we were told this in December I would never have moved here!! We were misled. I have an 11-year-old grandson that I need to pick up after school! Every time I walk down the stairs, I risk injury. I already have a spinal injury which hinders my mobility. The American Disability Act requires landlords to provide reasonable accommodation such as an access ramp. Why would I be required to build and access ramp to a home that I rent!?! That ramp would stay once I move out and RHP would have an improvement to the property that they did not pay for and could advertise an accessible home.Adding insult to injury; now they want me to resubmit the paperwork again! Why?? Where is the original paperwork.If you are handicapped this is not a safe community for you so I advise looking elsewhere for a home!

Had to venture into this tangled mismanaged mass of homes the other day to drop something off for a friend. The homes are set up on an alphabet system that makes sense to no one, but Google Maps did actually get us closer than logic did for finding the house.The homes are crammed together like sardines and it is VERY DARK at night. Very little to no lighting on the streets. The whole place just had a very unkempt feel to it.Very loud as well. People sitting outside with very large speaker systems - zero regard for neighbors, people driving way too fast through the streets regardless of the speed bumps, blasting music...I would not live here and wont be visiting at night ever again.Cannot speak of amenities or staff. Wont be going there again to ever find out.

I want to say that I’m a new resident and have been really blessed to have worked with this community.Maritza in the office went above and beyond to help me find a home, keep me up to date on everything, and do everything she could to make sure all of my needs were met. I can’t say enough positive about her.I’ve read other reviews online that say different, but my experience has been overwhelmingly positive and I’m thankful to have met her and moved here.

They really should change the website. It clearly states that you can rent certain trailers. I contacted them because my friend and I really thought we finally found the perfect home to rent for a while. Turns out you can only buy their homes, not rent. I was very disappointed as its clearly false advertising. Looks like a nice place to live though.

I called to inquire about renting a property and the young woman who answered the phone was rude. She stated that they no longer rent out the trailers and that your rent the land and buy the trailer. I explained to her that that is not what the website states and that they might want to consider changing that because in my opinion it is false advertising. Honestly, basedon just the phone interaction I do not think this would be a place I would want to live. If you cant provide great customer service to a potential resident over the phone I cant imagine that you could in person.

I have been living here for almost two years. I have never felt safe at my previous home but since Ive moved here I feel safe and happy. The office staff along with the maintenance staff are amazing, they are always there to help whenever I need them or have a problem and they treat you like family. I was worried when I moved here because I have multiple health problems and I was concerned about how I would be treated but Maritza, Allexis and Laura removed my worry. My neighbors are wonderful and check on me quite often.. What I love about living here are the people. The atmosphere here is so peaceful, quiet and it brings my heart so much joy.

For people thinking about moving to oak park village dont if I would have known 2 years ago what I know now I would have never baught this trailer you buy a new trailer and in a few years after they run out of lots and your trailer gets old they stop accepting your rent and try to evict you and when you try to sell your home they run all your customers away I havent been able to check my mail in 2 years because they drilled the lock out and and when u get the post office to put a new lock in they do it again I havent paid rent in 2 years because they wont accept it I have a lawyer and he said they are dead wrong so wrong oak park village fired their lawyer dont make the mistake I made they wont even turn the water off so I can fix my hot water heater havent had hot water for 6 months just dont theres more but too much to write here so just inbox me or comment

If you are trying to move in Oak Park Village please be aware that you will never reach anyone by phone during office hours. You schedule an appointment to meet with the office on a Saturday and you are left waiting for an hour with no explanation. You send emails to the office personal which are never replied to. Finally after days of trying to get in contact with someone you reach the person that you scheduled the appointment with and they say oh i was in the emergency room, no apology for leaving you waiting at the property for an hour. You reschedule your appointment, during your lunch hour, to view what is available. Only to be told that thats not the way she does things you have to summit an application first and then view the properties. Who does this what if there isnt anything available that you are interested in then you have that inquiry on your credit for nothing. The times that i did speak with the office personal I was never told that was how the process worked, would not have wasted my time. Needs to be a better communication system in place like someone to let you know that there was an emergency, so that you are not just left sitting at the property waiting. Answering service is basically useless. I felt the office personal (female) was rude, unconcerned and just didnt care.

Its a nice quiet property with beautiful trees. There is a problem . there doesnt seem to be standards for lot upkeep. Many of the mobile homes need attention. They look run down . They have been putting in very nice new homes but having a neighbor who doesnt take care of their own place .

The female office workers couldnt care less about customer service. They are incredibly rude and anyone who would treat a potential resident like that is totally unprofessional and shouldnt be there. Either their website is severely out of date or Ive been lied to twice about a residence being for sale. One day it was under renovation and they couldnt let anyone in, two days later a resident was already living there when the website clearly states its for sale. Im absolutely floored.

For delivering or trying to find a majority of the addresses in this location is ridiculous.The numbers are missing on 3/4 of the entire buildings here.It really is not such a bad place to live and has nice people but better maintenance is needed.

This place started off being a nice, comfortable place to live. Over the last couple of years, the standards of residence have been lowered. They have an application process in order to weed out riff raff, yet they still manage to move in. Not to mention that our lot rent continues to increase, I wouldnt be so pissed about it if they were making improvements to the community. There are NO sidewalks for the children to walk on, so they walk in the middle of the road. This place is dirty and the people are getting trashier with every increase, so naturally the police are becoming a normal sight in the neighborhood, almost like a decoration.

Worlds worst and least reliable manager & maintenance.Never answers the phone, never fixes things the correct way, never reaponds to resident concerns. Property manager types like a 3 year old so it takes him an hour to send a one line email.This place would get 5 stars if they hired decent workers instead of idiots.

Calling the office is essentially useless. During business hours you can call all day long. No one will answer. God forbid had we rented through them and there was a maintenance issue. Many of the trailers are in total disrepair with obvious soft spots in the roofs, siding peeling off and rotten wood underneath... Half of these just from the outside alone should be condemned. Do not rent here.

I have friends that live in oak park village and there main problem about the park is people who are allowed to have vehicles parked all over their yard and not get in trouble because the management seems to be very selective in letting people get away with things, there are people living out there that have not passed background check they are putting rent/lot rent in the office drop box so the office never checks who is actually living in the houses, the names on the rental agreements do not match the ones that are living there. Some houses have 12+people living in them. Lmao in reply to your response, My claims are very consistent about this park, you have several people living in the park that were not approved by the office and they are giving money to the actual on file resident.

The management is a train wreck of rude, irresponsible, lazy people. Your AC breaks=too bad. No water=too bad. I dont even live here. I just know quite a few people who do. And Ive personally witnessed the nightmares theyve gone through.

Sadly another Mobile Home Park slips into the abyss of neglect. Most likely this park will become Phase Ill of Celebration Point. Although they have moved new homes in, thinking its only so they can get more $$$ to be bought out. Was a great location & community some 25+ years ago. Im doing a update for OPV. Weve had over 3 managers and maintenance men since my last post. Also they have moved in about 20 new homes. All old driveways and patios have been tore out. Replacing most drives but no patios are being replaced only small slabs for a porch. Have added lawns(big waste of money in my eyes) and some plants which half are dead or dying. Still not doing much else to actually improve the Park. I could go on but Ill just leave it as this.

Rude staff. Park full of criminal activity. Cops are a daily occurrence. I lost the trailer I paid for because I couldnt make rent once. Management has no sympathy for hard times. Dont move here. Definitely dont buy its a scam.

I have been over a year now and my only issue is the office mngr. I have been through 3 already . The first was Christine- she had it all together and called you or returned your calls,but all in all always there in the office.. the one after that -the worst, but the one we have now oh she is terrible- never ever there, never answers the phone. Example one day she was in the office and I stopped in, the phone was ringing off the hook and she wasnt answering it.Plus Im concerned for the property if they are going to sell the land or not to the new construction thats going on. If they are they need to tell the residents far in advance..

This is a horrible place first of all whoever the women is in the office is a liar!! She told a customer that she could accomadate her with a 3bedroom 2 bath and had her bring in every document that she needed ran her credit (which she got approved for) and on the day a week later when she was FINALLY IN THE OFFICE SHE TURNS AROUND AND SAYS SHE DOESNT HAVE ANYMORE TRAILERS AND SHELL BE PUT ON A WAITING LIST WHAT THE WHAT?? Oak Park Village is a Horrible place to stay at period. The Office is never open when its suppose to be, The Manager is very rude and will not response to any calls or issues. Neighbors and the kids are the biggest issues at Oak park village, Kids will throw your trash in the middle of the street and throw objects at houses and vehicles, then run away. None of the People here walk there dogs on leashes or pick up after there dog, Which are pretty much the only 2 rules here. Neighbors drive into this community with there Bass Loud shaking everyones mobile home and doesnt have the common courtesy to turn off there ghetto music. If you are thinking about moving here, i would suggest to stay far away from this place. Only good thing about this place is rent is affordable, and the mobile homes are better than some apartments here in Gainesville.

This is a great place to live... If you are hispanic. If you are hispanic, you can play your music loud, ride atvs in the streets and between the houses, you dont have to clean up your yard, you can leave your beer bottles at the road or anywhere you feel like dropping them, have as many unregistered or registered cars as you want, and park them wherever you want, you can drive as fast as you want, rules do not apply to you.However, if you are not hispanic, you can not do any of those things. You will be given a rule reminder violation if the hispanics leaves from their unkept yards blow into your yard that you regularly maintain, as if you are the derelict home owner.Fair housing is being notified. Oak park village aka bayshore homes. When husband and I moved out here we are to happy couples. It was peace and quiet and still kind of is. Before some desperate people moved in our neighborhood,we use to leave bike, toys and ect outside but you cant no not at this time more. Averyone minded their own business. Some of the people out here let their dog run around and some of the owners walk them but dont let the dog poop in their yard but they will take them to other people yards. Then Oakpark village told us we cant talk now have fences but they are playing the favoritism game and pick in choose who will let do it. We wanted to put up a wooden fences but they say no to us and we are black but to the white lady they say yes and she has a big fences but we wanted to put up a small fences to keep the dog from pooping in our yard because I hate coming out our home and my power chair get poop on my tires and I have to go back in the house. Its not like I can stand in walk. About the office you can never reach them in the phone but some times in the morning but you hear that word some times you can reach them. Thats a very slim chance. You can seat in a chair,car or like me in my power chair outside the office and call the office. They still wont pick up and that having a customer in front of them or not having a customer in front of them. Then I had a flood in our mobile home. Kept calling the office to get someone from maintenance to cut off the water but no answer. Then I called the corporate office where the lady I will put in a message to have them call me back, I told them the so what you telling me like yall told me before for a urgent call back it takes 24 to 48 hours to get a re turn call back and call the office to get help and I did but no answer and I made a lot of calls I told her if she wants I can put her on hold so I can call them. I told her by the time yall get here my whole mobile home will be completely flood and I said yall must be going to pay for all the damages it caused usSo they can see for them selfs but she was not hearing that so I hang up. them It was better years ago.the Company with Vic June the company will of the Jew from out of your house the company will evection but when they own you they take their time and try to get or on you. So any thing the front office say or suppose to be doing get it in writing to cover your on butt . You can record it s a public place and you can. Know your right. Thanks for you time.
